1. Can We Immediately Sign Up For Membership As Soon As Our House Closes?

2. Will I Be Charged a $100 Membership Fee If We Moved Into Another Estrella Property?

As per the Estrella Community Handbook (CC&R’s), "When property changes owners by deed or changes tenants by a Property Transfer Document, a membership fee of $100 will be charged." 

3. I'm Renting, What Do I Need to Do to Sign Up for Membership?

A Property Transfer Document must be submitted to the Community Services Office for a minimum term of 60 days by the property owner or property manager. This must be done prior to you contacting Reception Administrative Assistant Jessie Salas at jsalas@ccmcnet.com or contacting the Community Service Office for E-processing instructions and forms. A property is limited to four (4) record transfers per calendar year.

4. Does Everyone in My Household Get to Have a Resident's Card?

A photo identification card is issued by the Community Services Office to residents aged 10 years and older. 

5. Can I Pay Assessments at the Community Services Office?

Due to COVID precautions, we are not accepting payments at this time. 

In February, the Community Services Office converted its property management system to an enterprise called VMS. As quarterly billing statements begin to arrive in mailboxes, you may notice some differences to your statement. The most notable change is your account number- you will see that it has changed. Please begin to use this account number with your payment.   

Also, the vocabulary for the assessments is different. Please note that the "quarterly assessment" that was on your previous statements is now referred to as the "master assessment." If you live in a gated neighborhood, your "neighborhood assessment" is your "gated community assessment."

If your assessment payments are set up through your private banking institution, you will need to change your account number and the PO Box number in the mailing address. The new mailing address for all Association payments is: PO Box 533182, Atlanta, GA 30353-3182

6. What Are the Benefits of Signing Up For Direct Debit to Pay Assessments Through CCMC Versus Online Banking?

If there is ever an increase in what you owe, the Community Services Office automatically makes the changes for you. When you pay online or through your bank, you will have to manually make the changes.
